Skilled Nursing Facility Renovation Designed Around Resident Care
When LifeCare Medical Center set out to renovate Roseau Manor, the goal wasn’t simply to update an older building—it was to create a better everyday experience for the people who call it home.
Many of the resident rooms were designed as double-occupancy rooms, offering little privacy and limited space for residents and their families. Common areas had become outdated, and staff needed spaces that better supported the way they provide care today.
Through a 28-month phased healthcare renovation, Comstock Construction partnered with LifeCare Medical Center and Foss Architecture & Interiors to reimagine the facility while it remained fully operational. The project added 11,300 square feet of new space and renovated 29,410 square feet, creating a more welcoming, functional environment for residents, visitors, and caregivers alike.
Healthcare Construction That Solved Real Challenges
The renovation focused on improving how the facility functions—not just how it looks.
Resident wings were completely demolished and rebuilt with new floor plans that replaced shared rooms with private accommodations, giving residents greater comfort, dignity, and personal space. New day rooms created welcoming places to gather, while updated nursing stations and support spaces helped improve staff workflow.
The project also introduced amenities that simply weren’t available before, including a wellness and rehabilitation room, salon, chapel, activity space, family gathering areas, and an updated main entrance that creates a much warmer first impression for residents and visitors.
Behind the scenes, aging mechanical, electrical, and plumbing systems were modernized to better support the facility for years to come.

Occupied Healthcare Construction in an Active Nursing Facility
One of the most impressive parts of this project isn’t something you immediately see in the finished photos.
Roseau Manor remained home to its residents throughout construction.
Over 28 months, the work was carefully divided into multiple phases so residents could continue receiving care while different areas of the building were renovated. Entire wings were transformed one at a time, residents were temporarily relocated within the facility as needed, and every phase required close communication between LifeCare staff, the design team, trade partners, and Comstock’s project team.
Renovating an occupied healthcare facility takes far more than construction expertise. It requires flexibility, careful planning, and constant communication to keep residents safe while minimizing disruptions to their daily lives.
